Refund Policy
This Refund Policy explains the responsibilities of property owners, landlords, tenants, and clients regarding advance payments, cancellations, rental commitments, and refund eligibility while using SpitiEasy.
1. Refund Rules for Property Owners / Landlords
If a client has already paid an advance amount for booking a rental property and later decides not to continue due to genuine circumstances, specific incidents, or valid reasons connected with the property conditions or commitments, refund rights may apply according to the conditions below.
-
If the owner fails to provide promised facilities or services.
-
If previously agreed conditions are changed after receiving payment.
-
If property information was inaccurate or misleading.
-
If the owner refuses previously committed arrangements.
-
If property quality differs substantially from what was promised.
In such situations, the client may request a refund of the amount already paid and may leave or reject the property immediately.
2. Change of Commitments by Property Owner
A property owner should not change major conditions after receiving booking or advance payments.
-
Rental amount changes after payment
-
Removal of promised amenities
-
Additional unexpected conditions
-
Restriction of agreed access or facilities
-
Refusal of earlier verbal or written commitments
If any of the above occurs, the client has the right to ask for repayment and discontinue occupancy.
3. Client Cancellation Policy
Clients are advised to confirm all details before making advance payments.
-
If a client voluntarily pays advance money and later changes their decision without owner fault.
-
If the client returns after several days and states that they no longer wish to rent the property.
-
If cancellation occurs due to personal preference changes.
-
If there is no violation from owner side.
In these cases, the advance payment made by the client shall not be refunded.
4. Future Re-Booking Rule
If a client cancels the booking after paying advance money and later decides in future to rent the same property again:
-
Previous advance payment cannot be claimed.
-
Old booking amount cannot be adjusted.
-
Fresh booking payment will be required.
-
A new rental agreement may apply.
Any future booking shall be treated as a completely new transaction.
5. Payment Disputes
Both parties are encouraged to keep written records, receipts, screenshots, booking confirmations, and communication history.
-
Payment proofs
-
Property descriptions
-
Promised facilities
-
Booking confirmations
-
Owner and client communications
6. Limitation of Platform Responsibility
SpitiEasy acts as a platform connecting property owners and clients. Refund decisions may require verification of submitted evidence and agreement conditions.
7. Final Notice
Owner default → Client may request refund.
Client cancellation without owner fault → Advance amount may become non-refundable.
Future booking after cancellation → Previous advance cannot be reused or claimed.
